Server time costs money. We bring it in through advertising — not through you. So that you know what you are getting into, here is exactly how that works.
The access link runs through Linkvertise
A few seconds of advertising once, then you are on the server. We keep a few cents, you keep free access. Never again after that.
Ad slots on the server
A few partners are allowed to be visible: sponsored channels, a line beneath bot messages, the occasional announcement. Always clearly marked as advertising.
What we do not do
No fee, no subscription, no flat behind a paywall. Links to flats never run through Linkvertise, always straight to the provider. And we do not sell user data — we simply do not have any.

Quick questions
Is this really free, or does a bill turn up later?
Basic really is free: no payment step, no payment details, no expiry date. The access link runs through Linkvertise once — a few seconds of advertising, and that is what keeps the server running. Alongside it there is Premium for a single payment of 49,99 €. That is optional and takes nothing away from the free channel.
Why do I have to go through an ad link first?
Because somebody has to cover the server costs. Either you pay, or advertising pays. We chose advertising: a few seconds once when you join, never again — and the links to the flats themselves always stay direct.
Do I have to sign up with an email address or phone number?
No. You need a Discord account, that is all. You do not create an account with LIVINGEN itself, because there is none.
Do you broker the flat or charge commission?
Neither. We are not an estate agent and not a landlord. We show you that a listing exists and link to the original. Applying, viewing and signing happens entirely between you and the provider.
How fast is “fast”?
Every active portal is queried in parallel each round. Anything new is sorted by postcode immediately and written into the channel at a two-second interval. Between “it is online” and “it is on your phone” lie seconds to a few minutes.
Are flatshares and furnished flats included too?
Yes. Flatshare rooms, furnished flats and sublets all run through. Short-term lets go into their own channel so they do not flood the normal rental market.
