Tenant self-disclosure
Filled in and signed (“Mieterselbstauskunft”). Almost every landlord has a form — take one and keep it ready.

Proof of income
Your last three payslips. Self-employed: tax assessment or an income statement from your tax adviser.

SCHUFA credit check
The version made for landlords (“BonitätsCheck”), not the full self-disclosure. The data copy is free once a year.

Copy of your ID
The front usually suffices. You may black out details that are not needed.

Rent-arrears clearance certificate
From your current landlord (“Mietschuldenfreiheitsbescheinigung”). It costs you one email and immediately looks serious.

Watch out
How to spot a scam listing
Where many people are desperately searching, there are fraudsters. LIVINGEN does not check listings for content — we show what the portals put out. You should know these patterns:
- Money before the viewing — deposit, “reservation fee”, “key delivery”. Always a scam. No exceptions.
- The landlord is “currently abroad” and will send the key by post or through an escrow service.
- Dream flat, half the market price, glossy photos without a single scratch. Do a reverse image search — they are often taken from a genuine listing in another city.
- The contact immediately pushes to WhatsApp or email outside the portal and wants a scan of your ID before you have seen the flat.
- Hand over your ID copy and SCHUFA only after the viewing — not in reply to the first email.
